My husband was trying hard to contain his excitement. “Honey, my realtor friend, John told me about a charming little house that seems to be everything we ever wanted in a home.” He hands me his phone. “It’s even a lakefront property. Look at these pictures. See what I mean, it is perfect! I think we should go see it.”

I took a look. “Yes, it is lovely and, you’re right, it does seem to provide everything that we have talked about wanting in a home. But Baby, the only way we would be able to buy it would be if we could sell our house first. In other words, we would make an offer on it that would be contingent upon the sale of this house. The offer would have to include an earnest money deposit which would hold the property for us for a predetermined amount of time.”

“But we could pay the earnest money deposit with our savings and wait until our house sells to seal the deal.”

“Use our entire savings for the earnest money? You do realize that it is a non-refundable deposit, don’t you? What if something didn’t work out? We could lose all our savings.”

“No, earnest money should be refundable.”

“Trust me, it is not.”

That was me and my husband last year. We were clearly not ready to take this step. I could not bear the thought of losing our savings if we couldn’t sell our house or if the financing didn’t work out, or if some other unforeseen circumstance should prevent us from sealing the deal. Fortunately, I convinced him of what I already had heard in my spirit, “This is not the time or the place.”

Thinking about purchasing this home made me think about how God has given us the Holy Spirit. He is the guarantee (deposit) of our inheritance until the redemption of the purchased possession. He is like a down payment, or earnest money deposit: a non-refundable guarantee of His promise that we will take possession of the purchased possession in due time.

“In Him you also trusted, after you heard the word of truth, the gospel of your salvation; in whom also, having believed, you were sealed with the Holy Spirit of promise, Who is the guarantee of our inheritance until the redemption of the purchased possession, to the praise of His glory.” Ephesians 1:13-14 (NKJV)

Hallelujah! And it is all for His glory!
